Overview

About My Home Township Bangalore

My Home Township Bangalore is a mixed-use high-rise apartment development by My Home Group on Kadugodi Road, Whitefield, East Bangalore. Spread across approximately 53 acres, it plans 5,000 homes in 27 towers, offering 2, 3 and 4 BHK apartments. The township includes an 8-acre commercial component, a 1,00,000 sft clubhouse and landscaped open spaces. The Whitefield metro terminal and railway station are within about a kilometre. K-RERA registration is awaited.

My Home Township Bangalore brings My Home Group's high-rise format to Kadugodi Road in Whitefield, at the eastern end of the city's IT corridor. The plan covers about 53 acres, with about 45 acres for homes and about 8 acres earmarked for a commercial component. Across that land, the developer proposes roughly 5,000 apartments in 27 towers that rise through two basements and G+41 to G+48 floors, and Phase One releases 8 of those towers. We think the numbers deserve a careful reading. Few single parcels in Whitefield carry this scale, and fewer still sit within about a kilometre of both a working metro terminal and a railway station.

Last updated 18 September 2026

Connectivity is the first fact most buyers test, and here it holds up. The Whitefield (Kadugodi) Purple Line terminal and Whitefield railway station both sit about 0.5–1 km from the site, so rail transit already runs rather than waiting on a promise. International Tech Park Bangalore (ITPB) lies about 2.5 km away, and Sadaramangala Industrial Area about 2.2 km.

Indicative EOI-stage prices start at Rs 1.88 Cr for the 2 BHK, Rs 2.40 Cr for the 3 BHK and Rs 3.30 Cr for the 4 BHK, or roughly Rs 15,000 per sft. Those figures date from 18 September 2026 and can change until the developer files with K-RERA and publishes a formal price list. The developer will lock final unit pricing, floor-rise charges, PLC and saleable areas at launch.

On approvals, the position is simple to state. K-RERA registration remains awaited, no registration number exists yet, and the project sits at the Expression of Interest (EOI) stage. Possession follows the same sequence: the developer will announce the possession timeline with RERA registration.

✦ Inside the Community

The parcel is wedge-shaped. It tapers to a narrow point at its western end and widens into a broad residential block to the east, and the plan uses that geometry with care. A narrow western strip carries the non-residential component and a landscaped edge, while residential towers occupy the wider eastern portion as linked clusters.

At the centre of those clusters lies a large landscaped lawn. Along the long northern boundary runs a continuous green belt with water features, while sports courts and a pool zone line the eastern edge. Parking sits in a two-level basement, and the layout keeps the core of the township vehicle-light. Most towers therefore enjoy an open outlook onto either the central green or the northern landscape belt.

Inside each tower, the released Tower 01 typical floor plan shows a cluster of eight apartments around two lift cores. The developer will publish tower-wise unit counts and the unit mix with RERA registration. On the headline numbers alone, the township averages about 185 homes per tower and about 111 homes per residential acre, figures we treat as averages rather than disclosures.

✦ Why This Kadugodi Township Deserves a Closer Look

Five facts separate this project from the wider Whitefield pipeline. First, the metro terminal and railway station both lie within about a kilometre and already operate. Second comes scale: about 5,000 homes, a clubhouse of about 1,00,000 sft and an 8-acre commercial component inside one plan. Third, towers of G+41 to G+48 rank among the tallest in the corridor. Fourth, EOI-stage entry usually marks a large township's softest price point. Fifth, My Home Group brings four decades of high-rise delivery in Hyderabad.

Pricing places the project in context too. At about Rs 15,000 per sft, the EOI rate sits at the top of the Rs 12,000–15,000 per sft base band for high-end East Bengaluru launches and about 38% above the all-segment Whitefield average. That premium reflects a new, metro-adjacent, high-rise township product. Early buyers accept one condition in return: they commit before approvals or a filed price list exist.

The township offers its homes in three formats, sized for Whitefield's IT professionals and family upgraders rather than the ultra-luxury band. All sizes are super built-up areas at the EOI stage. Dividing each starting price by the smallest size in its band gives about Rs 15,040 per sft for the 2 BHK and about Rs 15,000 per sft for the 3 BHK and 4 BHK. A 2,000 sft 3 BHK at the same rate works out to about Rs 3.0 Cr.

Statutory costs sit on top of the base price. GST runs at 5% on under-construction homes, and stamp duty plus registration comes to about 7.6% in Bengaluru urban. On the starting prices, that takes the 2 BHK to about Rs 2.12 Cr, the 3 BHK to about Rs 2.70 Cr and the 4 BHK to about Rs 3.72 Cr, before floor rise, PLC, parking, club membership and maintenance deposits. Our team can walk you through the full cost build-up for your chosen format.

Amenities

Amenities

The amenity plan starts with a clubhouse of about 1,00,000 sft, sized for a community of about 5,000 homes. Around it, the master plan sets out pool, fitness, sports and landscape zones. A full amenity brief will follow, so we list only what the plan and the disclosures already establish. Ask us about the clubhouse programme and its phasing relative to Phase One handover, because those details decide what early residents can actually use.

Indoor — A clubhouse of about 1,00,000 sft with an indoor games room and a multipurpose hall for events and community functions, plus a gymnasium.

Outdoor — Swimming pool and kids' pool, walking and jogging track, sports courts on the eastern edge, a children's playground, central landscaped lawns and a northern green belt with water features.

Master Plan

Master Plan & Floor Plan

✦ Master Plan

The released master plan reads clearly once you follow the shape of the land. Its 53-acre parcel narrows to a point in the west and opens into a broad block in the east. Non-residential use and a landscaped edge occupy the narrow western strip. The eastern portion, where the land is widest, takes the residential towers as linked clusters.

Zoning inside the residential block follows a centre-and-edges logic. Tower clusters gather around a large central landscaped lawn, a continuous green belt with water features runs along the northern boundary, and sports courts and a pool zone sit on the eastern edge. That arrangement keeps the core vehicle-light and gives most towers an open outlook onto green space. Parking goes into a two-level basement, and delivery comes in phases, with 8 of the 27 towers in Phase One.

✦ Floor Plan

The developer has not yet published detailed unit plans with room dimensions, so this section works from the EOI-stage sizes and the one released typical floor. Tower 01's typical plan places eight apartments in a cluster around two lift cores. Upper floors in a G+41 to G+48 tower gain long-range views over Whitefield and the Kadugodi green belt, and floor-rise charges will reflect that.

Before you commit, ask for the carpet area, room dimensions, balcony depth, floor-to-floor height and carpet-to-saleable efficiency of your unit. Staff rooms are another point to settle, since the 3 BHK and 4 BHK plans will show whether they come as standard.

Visuals for a pre-launch township tell you about intent, not finish. The plan fixes a skyline of 27 towers at G+41 to G+48 floors, a large central lawn, a northern landscape belt with water features and a sports and pool zone along the eastern edge. Read every visual against those fixed points. Finishes and interiors settle only with the full specification sheet, which arrives with the formal brochure and the RERA filing.

Location

Location & Connectivity

Kadugodi Road sits at the eastern end of the Whitefield IT corridor, and that position explains much of the project's appeal. Whitefield has grown from an IT suburb into East Bangalore's most complete residential micro-market, with Kadugodi as its metro-terminal end. Since 9 October 2023 the Purple Line has run end-to-end to the Whitefield (Kadugodi) terminal, giving a direct ride to MG Road and the CBD across the 43.49 km east–west line. Whitefield railway station, on the Chennai main line, stands next to the metro terminal.

Employment sits close. ITPB lies about 2.5 km away and Sadaramangala Industrial Area about 2.2 km, while the EPIP Zone, Brigade Tech Gardens and Bagmane Solarium City all fall within about 8 km. Established schools, hospitals, five-star hotels and malls already operate within 5 km, so daily life does not wait on future infrastructure.

Three upgrades will widen the reach further. KR Puram metro, about 11 km away, will connect to the Blue Line along the Outer Ring Road to the airport, with ORR-section trials planned for November 2026, opening targeted for May 2027 and the airport line for March 2028. Hoskote, about 12 km out, opens the Satellite Town Ring Road and the Bengaluru–Chennai Expressway, whose 71 km Hoskote–Bethamangala stretch already stands open. Cantonment–Whitefield rail quadrupling has reached about 75% completion against a March 2027 deadline. Distances below are approximate road figures from the Kadugodi metro and railway station area, and peak-hour drives can take 1.5–2 times the off-peak time.

About

About

The township is My Home Group's large-format answer to Whitefield's appetite for scale near transit. It spreads across about 53 acres on Kadugodi Road, with about 45 acres given to homes and about 8 acres held for a commercial component. Within that land, the plan proposes about 5,000 apartments in 27 towers, each rising through two basements and G+41 to G+48 floors. Phase One covers 8 towers, and later releases follow once Phase One absorbs. That structure places it among the biggest single-parcel residential launches in the Whitefield corridor this cycle, and it shapes everything from pricing to how early buyers should think about amenities.

Form follows the land. A wedge-shaped site that narrows to the west and widens to the east lets the plan put non-residential use and a landscaped edge on the slim western strip and keep the broad eastern block for homes. Tower clusters gather around a large central lawn, a continuous green belt with water features traces the northern boundary, and sports courts and a pool zone sit on the eastern edge. The outcome is a core that stays vehicle-light, with most towers looking onto the central green or the northern landscape belt. Two basement levels take the parking, and a clubhouse of about 1,00,000 sft anchors the social life of the township.

The positioning is deliberate. Configurations of 2, 3 and 4 BHK, from about 1,250–2,400 sft super built-up, target Whitefield's IT professionals and family upgraders rather than the ultra-luxury band. Entry starts at Rs 1.88 Cr for a 2 BHK and runs to Rs 3.30 Cr onwards for a 4 BHK, at roughly Rs 15,000 per sft. Those are EOI-stage figures, last updated on 18 September 2026, and they can move until the developer files with K-RERA. We present them as a guide to the ticket size, while final unit pricing, floor-rise charges, PLC and saleable areas arrive with the formal launch.

Scale cuts both ways, and we would rather say so plainly. A 5,000-home, 27-tower build-out is a multi-year undertaking that continues after the first handover. On the headline numbers, Phase One averages roughly 1,480 homes, though the developer will publish tower-wise counts and the unit mix at RERA registration. Buyers in the first phase should not assume the full clubhouse, the commercial block or later towers will be ready at a Phase One handover. Ask for the phasing of the clubhouse and the commercial block in writing, because that sequence shapes daily life in the early years far more than any headline amenity count.

Location

Location

Whitefield has changed character. Once an IT suburb, it now ranks as East Bangalore's most complete residential micro-market, and Kadugodi, at the eastern end of the IT corridor, forms its metro-terminal end. The distinction matters for pricing: since the Purple Line reached the Whitefield (Kadugodi) terminal in October 2023, the corridor prices on delivered infrastructure rather than on promises of future lines. From the site, both that terminal and Whitefield railway station on the Chennai main line lie within about a kilometre. Very few large Bangalore parcels offer working metro and rail access at this distance, and that single fact frames the rest of the location case.

Employment gives the location its depth. ITPB, an India–Singapore joint venture from 1994 and a large multi-tenant IT campus, sits about 2.5 km away. The EPIP Zone, home to SAP Labs India and Kalyani Platina, lies about 4 km out, and Sadaramangala's mixed industrial and IT cluster about 2.2 km. Further along, Prestige Shantiniketan Business Precinct carries about 32 lakh sft across 7 towers, Brigade Tech Gardens offers 30+ lakh sft of Grade-A SEZ space, and Bagmane Solarium City plans 1.05 crore sft on 82 acres. Whitefield office rents rose the fastest of any Bengaluru submarket in Q2 2026, while vacancy fell.

Daily life already has its anchors. Chrysalis High and PNC Cognitio School sit within about 1.5 km, and Whitefield Global School about 1.6 km. Aster Whitefield Hospital lies about 2.5 km away, with Manipal Hospital Whitefield at about 4.4 km and the 1,600-bed Vydehi teaching hospital at about 5 km. Motherhood Hospital and Cloudnine Hospital, each with a Level-3 NICU, sit at about 4.2 km and 4.5 km. For retail, Park Square Mall inside ITPB sits about 2.5 km off, Nexus Whitefield about 4.2 km and Phoenix Marketcity about 9 km. Five-star options include Vivanta inside ITPB and the Sheraton Grand at Prestige Shantiniketan, so visiting clients and family have somewhere close to stay.

The location has trade-offs, and a fair assessment names them. Road trips to MG Road and the CBD cover about 22–24 km and take 55–70 minutes, although the Purple Line offers a direct alternative. Kempegowda International Airport sits about 44 km away, roughly 60–75 minutes by road, until the Blue Line's airport section, targeted for March 2028, adds a rail option through the KR Puram interchange. Peak-hour drives can take 1.5–2 times the off-peak time. Average asking prices in Kadugodi run at about Rs 10,050–10,250 per sft with wide variation by project, which suggests that product quality, not postcode alone, decides value here.

Bangalore

Bangalore

Bengaluru's housing market rests on office demand, and the numbers remain large. The city leased about 2.21 crore sft of offices in 2025, roughly one-third of India's total. ITPB, the EPIP Zone, Brookefield and the Outer Ring Road hold a large share of that space, which is why the eastern suburbs carry so much of the city's residential activity. Housing demand tends to follow payrolls, and that concentration of offices underpins both end-user and tenant demand in the corridors closest to it. For Whitefield buyers, the link between jobs and homes gives the market a base that does not depend on speculative interest alone.

East Bengaluru is where most new supply now lands. In Q2 2026, the East accounted for about 43% of the city's launches, 44% of its sales and 49% of its unsold inventory, led by large township launches around Whitefield, Budigere Cross and Hoskote. Its share of Q1 2026 launches ran higher still, at about 57%. City-wide, Q2 2026 launches rose about 42% year on year to roughly 21,700 units, lifting unsold inventory to about 79,200 units, or about 15 months of sales. Those numbers argue for selectivity: buyers will have choice, and location quality and developer execution will decide relative price performance.

Sales have broadly kept pace with that supply. About 16,670 homes sold in Bengaluru in Q3 2026, up 12% year on year, against about 17,720 launches, and city-wide prices rose about 8% year on year. In Whitefield specifically, the average new-launch base price stood at Rs 10,850 per sft in Q2 2026, up 2% quarter on quarter. High-end launches across East Bengaluru priced at Rs 12,000–15,000 per sft base in the same quarter, up 7% year on year, with top-tier launches above Rs 15,000. That spread between the all-segment average and the high-end band shows how much product and location matter in this city.

Infrastructure has also moved from plan to delivery. The Purple Line has run end-to-end since 9 October 2023 across 43.49 km. Next comes the Blue Line, linking the Outer Ring Road to the airport, with ORR-section trials planned for November 2026, an opening targeted for May 2027 and the full airport line due by March 2028. Hoskote's 71 km stretch of the Bengaluru–Chennai Expressway, running to Bethamangala, already stands open, with the full expressway expected in 2027. Each project widens the commuting radius for East Bengaluru homes. Kadugodi sits at the Purple Line terminal and within about 14 km of the other two.

RERA

RERA

Regulatory status is the first thing we explain to every buyer. The township has not yet registered with the Karnataka Real Estate Regulatory Authority (K-RERA), and as of November 2026 no K-RERA number exists for it. As a result, the project sits at the Expression of Interest (EOI) stage. Under that arrangement, an EOI reserves a priority position in the allotment queue; on K-RERA registration and formal launch, the EOI converts to a booking and both parties execute the agreement for sale. Until then, prices remain indicative, and the developer has filed neither a price list nor a possession date with the regulator.

Verification is straightforward once registration appears. Search rera.karnataka.gov.in by the promoter name "My Home", then match the legal entity, the land extent and the completion date against what you hold in writing. Treat any RERA number quoted on a brochure or microsite as unverified until you find it on the portal yourself, however official it looks. Because My Home Group is privately held, K-RERA disclosures become the main public record for the project, which makes that check more important rather than less. We encourage every buyer to complete it before converting an EOI, and our team will help you read the filing line by line.

RERA registration is one approval among several for a project of this height and scale. Buyers should also look for the building plan sanction from the competent local planning authority, environmental clearance from SEIAA Karnataka, which a built-up area of this size requires, a height or airport NOC for towers of G+41 to G+48, and a high-rise fire NOC. Banks typically sanction project-level home-loan approvals only after K-RERA registration, so the lender panel will also come later, and buyers who need a loan should plan their timing around it. Ask for each document in writing; a well-run pre-launch should welcome that request rather than resist it.

Possession sits inside the same sequence. The developer will announce the possession timeline with RERA registration, and construction begins after registration. In the meantime, our team keeps you updated on each approval milestone as the developer announces it. Once you do convert, the proposed construction-linked payment plan applies: 10% at booking, 10% on agreement, 75% across construction milestones and 5% at possession. Stamp duty applies to the agreement value or the guideline value, whichever is higher, so check both figures before registration and budget for the higher one from the start.

Builder

Builder

My Home Group is a four-decade-old, Category-A developer from Hyderabad, founded in 1981 by Dr. Rameswar Rao Jupally, who serves as Founder and Chairman. Ramu Rao Jupally holds the role of Executive Vice Chairman, Shyam Rao Jupally that of Managing Director and Abhishek Kapoor that of Chief Executive Officer. Beyond real estate development, the group operates in construction, cement, power and education. In Hyderabad it built its name on large, high-rise gated communities across the Hitech City, Financial District, Kokapet and Tellapur corridors. This township forms part of its first expansion outside that city, and it carries the group's high-rise format into a new market.

The group's delivery numbers explain why a 27-tower township falls within its range. It counts about 3.7 crore sft of built-up area delivered, with 4–4.5+ crore sft under construction and 5+ crore sft in the planning pipeline. Its timeline lists 31 developments between 1989 and 2026, with more than 25 completed. My Home Jewel in Madinaguda, from 2010, delivered about 2,016 homes on about 30 lakh sft and became the group's first large-scale community. Later landmarks include My Home Vihanga (2017) in Gachibowli, My Home Avatar (2019) in Puppalaguda, My Home Bhooja (2020) in Raidurg and My Home Tridasa (2022) in Tellapur.

January 2026 marked a turning point. The group announced its entry into Mumbai, Bengaluru and Chennai with about Rs 4,100 Cr of committed capital, about 4.66 crore sft of development potential and a combined gross development value of about Rs 37,500 Cr. Bengaluru takes the largest share: two East Bengaluru land parcels of about 76 acres in total, planned as mixed-use, with about 1.5 crore sft of potential and a GDV of about Rs 23,000 Cr. Mumbai adds two joint developments at Vile Parle and Chembur, and Chennai one at Siruseri. Within five years, the group targets 40–50% of its presales from markets outside Hyderabad.

For a Bangalore buyer, the record carries weight and a caveat. Decades of delivering large high-rise communities in Hyderabad bear directly on a 27-tower, 5,000-home township. The capital committed to new markets, and the size of the Bengaluru allocation, signal a long-term commitment to the city. Yet My Home Group has no completed Bangalore project so far, so this township will build its local delivery record. Because the company is unlisted, with an IPO or platform-level fund raise under evaluation, buyers rely on K-RERA disclosures for project-level detail. We think the right response is diligence rather than doubt: verify the filing, then judge the plan.

Three apartment formats cover the township's range, all quoted as super built-up areas. The 2 BHK, at about 1,250 sft, serves as the entry ticket into the township: a compact, high-rental-demand format suited to young IT professionals, first-time buyers and rental investors. At about 1,600–2,000 sft, the 3 BHK forms the core family format and will likely take the largest share of inventory, aimed at nuclear families and upgraders from older Whitefield stock. The 4 BHK, at the top of the range with about 2,200–2,400 sft, suits large or multi-generational families and senior professionals who want space in a high-rise setting.

Detailed plans are still to come. The developer has not yet published carpet areas, room dimensions or balcony details for any format, and the 3 BHK and 4 BHK plans will also settle questions on study and staff rooms. What the released Tower 01 typical plan does show is a cluster of eight apartments around two lift cores. Height shapes the product as much as the plan does: in a G+41 to G+48 tower, upper floors gain long-range views over Whitefield and the Kadugodi green belt, and the master plan turns most towers towards either the central lawn or the northern landscape belt. Expect floor-rise charges to follow those views.

Ownership costs extend beyond the base price, and a clear budget accounts for them early. GST at 5% applies to under-construction homes, and stamp duty plus registration comes to about 7.6% in Bengaluru urban: 5% stamp duty, about 0.6% cess and surcharge, and a 2% registration fee, revised from 1% on 31 August 2025. On starting prices, the 2 BHK carries about Rs 9.4 L of GST and Rs 14.3 L of stamp duty and registration, the 3 BHK Rs 12.0 L and Rs 18.2 L, and the 4 BHK Rs 16.5 L and Rs 25.1 L. Floor rise, PLC, covered basement parking, club membership, the maintenance corpus and BESCOM/BWSSB charges sit on top.

Flexibility differs by format. A 2 BHK suits a first purchase or a rental holding close to the employment base at ITPB, the EPIP Zone and Sadaramangala. For a growing family, the 3 BHK offers room to stay put for longer, and its 1,600–2,000 sft range allows a choice between compact and generous variants. The 4 BHK supports multi-generational living without leaving the corridor. Preferred location charges will likely apply to corner units, central-lawn or green-belt-facing homes and upper floors, so choosing the right unit within a format matters as much as choosing the format itself. Ask for the carpet area of your chosen unit before you sign.

Why Invest in My Home Township

The investment case starts with transit that already works. Both the Whitefield (Kadugodi) Purple Line terminal and Whitefield railway station sit within about a kilometre of the site, operating today rather than promised, and very few large Bangalore parcels offer that. Employment depth adds the second pillar: ITPB at about 2.5 km, the EPIP Zone at about 4 km, Sadaramangala at about 2.2 km and Brookefield form one of the city's densest IT clusters, and Whitefield office rents rose the fastest of any Bengaluru submarket in Q2 2026. Together, transit and jobs underpin both end-user and tenant demand, and neither depends on a future announcement.

Timing forms the third pillar. EOI-stage pricing in Phase One, covering 8 of 27 towers, typically marks the softest point a large township offers, and later phases usually release at higher prices once the community takes shape. The fourth pillar is headroom against ready stock: mature premium communities nearby resell at about 13–30% above the township's entry rate of about Rs 15,000 per sft. Infrastructure provides the fifth. The Blue Line interchange at KR Puram, Hoskote access to the Satellite Town Ring Road (STRR) and the Bengaluru–Chennai Expressway, and Cantonment–Whitefield rail quadrupling all strengthen the corridor through 2027 and 2028.

Return expectations should stay grounded. Whitefield's average new-launch base price has risen about 128% since 2019, from Rs 4,765 to Rs 10,850 per sft, a compound rate of about 12.5% a year, with about 9% added in the year to Q2 2026. On that trailing record, an indicative base case of 8–12% annual appreciation in stable conditions looks reasonable, though not certain. Rental income adds to it: the A-class developer benchmark puts yields at 3.5–4% a year of property cost for semi-furnished apartments and 4–4.5% for furnished apartments. On a 2 BHK at Rs 1.88 Cr, that implies about Rs 54,833–62,667 a month semi-furnished.

A measured case also names its risks. The project has no K-RERA registration, no filed possession date and indicative pricing only, so every figure on this page stays indicative until the developer files with K-RERA. Phasing matters too: the full clubhouse, the commercial block and later towers may not be ready at Phase One handover. My Home Group's delivery record lives in Hyderabad, and this township will build its Bangalore one. Nearby large townships and fresh land deals will compete for the same buyers and tenants, while Bengaluru's unsold inventory of about 79,200 units can slow near-term price growth. We would weigh all five risks against the pillars before committing.

Reviews

There are no resident reviews of this township yet, and we will not pretend otherwise. The project is at the pre-launch EOI stage, construction begins only after registration, and no one lives there. Any star rating or testimonial you find for it today cannot reflect ownership, because ownership has not begun. What a buyer can review honestly at this point is the plan, the location and the developer's record elsewhere, and those three things are open to scrutiny in a way that early marketing language is not. This section sets out that assessment as fairly as we can, and it will change only when real owners can speak.

On the plan, the strongest points are measurable. The Whitefield (Kadugodi) metro terminal and Whitefield railway station sit within about a kilometre, ITPB about 2.5 km away, and established schools, hospitals and malls within 5 km. In the master plan, most towers face the central lawn or the northern landscape belt, and the clubhouse of about 1,00,000 sft matches the scale of about 5,000 homes. These are verifiable facts rather than opinions, and any buyer can test them independently before paying anything. They explain why the project targets both end-users in the East Bangalore tech corridor and investors looking for an early entry point.

The reservations are just as concrete. Approvals are pending, the developer has filed no price list or possession date, and unit plans with carpet areas have not appeared. Towers of G+41 to G+48 bring their own questions about lift numbers and speed, fire systems and refuge floors that only the full specification will answer. Phasing means early residents may live alongside ongoing construction while later towers rise. Nearby, several large townships will compete for the same buyers and tenants. None of this rules the project out; it simply defines the questions a careful buyer should put in writing before converting an EOI into a booking.

Until residents arrive, the closest guide to reception is the group's finished work in Hyderabad. My Home Jewel in Madinaguda, with about 2,016 homes, and later communities such as My Home Avatar and My Home Tridasa offer a way to judge how the group handles scale, and buyers can visit or research them directly. Locally, the first real test will come at Phase One handover, when the Bangalore delivery record begins and residents can judge construction quality, maintenance and amenities for themselves. We will add owner feedback here only when genuine residents can give it, and we will not publish ratings, quotes or names before then.
