My Home Whitefield marks My Home Group's arrival in Bengaluru with a 58-acre parcel at Konadasapura Village, about a kilometre from Budigere Cross on the Whitefield–Hoskote Road (SH-35). The plan calls for more than 5,500 apartments in ground-plus-twenty towers, set around open ground that takes up about 70% of the land. It is also the Hyderabad group's largest residential community to date.

Getting around starts at Budigere Cross, where Old Madras Road (NH-75), about 2 km from the site, meets the Whitefield road and the road heading north to the airport. Whitefield and ITPB lie 12–14 km to the south-west, and Hoskote, where the ring road and the Chennai expressway begin, is 7–9 km east.

Prices are indicative for now, ranging from about Rs 60 L for the smallest 1 BHK to about Rs 2.31 Cr for the largest 4 BHK at roughly Rs 10,000–10,500 per sft. Karnataka RERA registration has not been issued yet. The developer will announce it at the formal launch, and our team passes the number on to every registered buyer.

✦ Inside the Community

Towers here are grouped into clusters rather than lined up along a single road, with shared green space between the clusters. Central landscaped gardens form the middle of the plan, with water features and courtyards threaded between the blocks. Together, the grand clubhouse, the pools and the sports courts make up the community's social core. With about 70% of the parcel left open, roughly 40 acres, the ground stays largely free for walking, play and gatherings.

✦ Why the Township Deserves a Closer Look

Scale and price rarely arrive together on this corridor. Here a buyer gets a 58-acre gated township with six apartment formats, while the entry rate of about Rs 10,000–10,500 per sft sits roughly 17% under the Budigere Cross average of Rs 12,400 per sft. Its developer brings 45 years of real-estate experience and an AA-/Stable credit rating to this first Bengaluru launch. For an end-user, that means space and amenities usually reserved for pricier addresses; for an investor, it means a lower starting point in a fast-moving micro-market.

The My Home Whitefield price band follows one simple rule: super built-up area multiplied by roughly Rs 10,000–10,500 per sft. That puts the compact 1 BHK within reach of first-time buyers and investors, while the 4 BHK tops out at about Rs 2.31 Cr. Add 5% GST, roughly 7.65% for stamp duty and registration, and separate charges for parking, floor rise and preferred locations.

Two layouts deserve a second look. The 2.5 BHK adds an extra room that works as a home office for hybrid workers, without the jump to a 3 BHK ticket. Families get a choice within the 3 BHK too, with a two-toilet and a three-toilet version that trade space against budget. The official price list, cost sheet and payment schedule come out at launch, and buyers who register an Expression of Interest (EOI) with us receive them first.

Master Plan

Master Plan & Floor Plan

✦ Master Plan

The master plan sets the ground-plus-twenty towers in clusters across the 58 acres instead of a single continuous row. Space between the clusters goes to central landscaped gardens, water features and courtyards, which together make up most of the roughly 70% of land kept open. That leaves roughly 95 homes on each acre.

At the centre of the layout, the grand clubhouse, the pools and the sports courts form one social core that residents of every cluster can reach. Jogging and cycling tracks loop through the greens, while the amphitheatre or event lawn gives the township a place for larger gatherings. The developer issues the detailed plan, with tower clusters and the clubhouse position marked, together with the price list at launch.

Four elements shape the township's visual character. Towers rise to twenty floors above ground, landscaped gardens fill the centre of the plan, and a clubhouse with its pools acts as the social core, while courts and tracks spread across the site. With roughly 40 acres held as open ground, green space accounts for most of the ground plane.

Our team can walk you through the look and feel of the township in person at Budigere Cross, and share the master plan with you as soon as the developer releases it.

Location

Location & Connectivity

Budigere Cross, roughly a kilometre from Konadasapura Village, is a four-way junction: Old Madras Road (NH-75), the Whitefield road and the Budigere–Mandur road to the airport all meet there. For buyers comparing apartments in Budigere Cross, that position matters: the junction connects west to KR Puram, east to Hoskote, south-west to Whitefield and north towards the airport.

Whitefield's employers set the commute. ITPB lies about 12.5–14 km away and the EPIP Zone about 13–14 km, while the Purple Line metro can be picked up at Whitefield (Kadugodi), about 9 km away. Further out, both the Satellite Town Ring Road and the Bengaluru–Chennai Expressway start at Hoskote, and the expressway's Karnataka section is already open. Distances below are measured from Budigere Cross.

Planned upgrades strengthen the case for Whitefield–Hoskote Road apartments. Planning for a KR Puram–Hoskote metro, with a stop at Budigere Cross, has reached the detailed project report stage, and the Peripheral Ring Road package between Ballari Road and Old Madras Road is heading to tender. Meanwhile, the four-laning of the Budigere road towards Kempegowda International Airport was reported about three-quarters complete in March 2026.

About

About

The idea behind this development is straightforward: bring the large, self-contained gated township that My Home Group has built repeatedly in Hyderabad to a fast-growing edge of East Bengaluru. Spread across 58 acres at Konadasapura Village, a short distance from Budigere Cross, it is planned as Phase 1 of an integrated residential township. More than 5,500 apartments will rise in towers of ground plus twenty floors. That scale makes it the group's largest residential community to date and its first project outside its home market, a combination that tends to focus a developer's attention on getting the details right.

Rather than lining towers along a central road, the plan arranges them in clusters with shared green space between them. Central landscaped gardens, water features and courtyards fill those gaps, and the clubhouse, pools and sports courts sit together as a social core. About 70% of the parcel stays open, which works out to roughly 40 acres of landscape, and density comes to about 95 units per acre. For residents, the practical effect is an open ground large enough to hold tracks, courts, play areas and an amphitheatre without squeezing any of them.

Inside the towers, six formats cover a wide spread of buyers. Sizes climb in steps: 600–750 sft for the 1 BHK, 1,100–1,260 sft for the 2 BHK and 1,280–1,320 sft for the 2.5 BHK, whose extra room works for study or guests. The 3 BHK comes in two versions, 1,500–1,650 sft with two toilets and 1,700–1,900 sft with three, while the 4 BHK runs to 2,130–2,200 sft with three toilets. All sizes are super built-up, and unit plans with room dimensions are shared on request.

Pre-launch is where the township stands today. Indicative prices start at about Rs 60 L and reach about Rs 2.31 Cr, possession is planned from 2031 onwards, and Karnataka RERA registration will be announced at the formal launch. Pre-launch registrations are open, and an Expression of Interest is the route to receiving the master plan, price list, cost sheet and payment schedule ahead of the public release. Registration turns each EOI into a booking, and the agreement for sale comes next. Our team handles that registration and keeps buyers updated at every step.

Location

Location

Budigere Cross is a crossroads in the literal sense. Old Madras Road (NH-75) runs through it from KR Puram towards Hoskote and Kolar, the Whitefield road heads south-west towards ITPB, and the Budigere–Mandur road leads north towards the airport. The site at Konadasapura Village lies about a kilometre from the junction and about 2 km from Old Madras Road, close to the Whitefield–Hoskote Road (SH-35). That placement gives residents several ways out of the neighbourhood rather than one congested approach, which counts for a lot in this part of the city.

Day-to-day needs are well covered close by. New Baldwin International Residential School, Sri Jnanagangotri International School and Orchids The International School, Budigere, are each about 1–2 km away, with VIBGYOR High and Auxilium School at about 2–3 km. East Point Hospital is about 2–3 km away for routine care, and Orion Uptown Mall with the Holiday Inn Express & Suites sits about 2.5 km down Old Madras Road. For specialist care, Manipal Hospital Whitefield, Narayana Multispeciality and Aster Whitefield are all within roughly 12–13 km.

Work is the main reason people look at this corridor. ITPB, Prestige Shantiniketan and the EPIP Zone lie about 12–14 km to the south-west, with Bagmane Tech Park on the Outer Ring Road at about 14–16 km. On the other side, Hoskote's industrial area, where Volvo agreed a Rs 1,400 Cr plant expansion in February 2025, is about 10–14 km away. Further north on the airport route, the KIADB Hi-Tech Defence & Aerospace Park sits about 16–18 km from the junction. Two very different employment belts within one commute radius widen the pool of potential tenants for investors.

There are trade-offs to weigh honestly. Rush-hour driving via KR Puram and Old Madras Road can double travel times, and the closest working metro station, Whitefield (Kadugodi), is about 9 km away. The proposed KR Puram–Hoskote line, which includes a Budigere Cross station, is still at the detailed project report stage and has not been approved. Families set on premium international schools such as TISB, Inventure, Indus or Greenwood High should note that these lie 25–35 km away in the Sarjapur–Varthur belt.

Bangalore

Bangalore

Bengaluru remains one of India's deepest housing markets, and its centre of gravity has shifted east. In the first quarter of 2026, East Bengaluru accounted for 54% of the city's new launches and 47% of its sales. During the April–June quarter it held 43% of launches, 44% of sales and 49% of unsold inventory. Those numbers reflect the pull of the Whitefield employment belt and the land still available along Old Madras Road, the Whitefield–Hoskote Road and the airport corridor. Supply and buyers alike have followed the jobs, and Budigere Cross sits where those corridors meet.

Prices have moved steadily upward across the city. The average Bengaluru apartment stood at about Rs 9,450 per sft in the April–June 2026 quarter, and city prices rose about 57% between the first half of 2019 and the first half of 2024. Whitefield, the established benchmark for the east, now carries a base price of about Rs 10,850 per sft, roughly 55% above its 2023 average of Rs 6,990 and about 9% higher than a year earlier. Listing averages for Whitefield projects run higher still, at about Rs 13,000–14,500 per sft.

Demand has kept pace with supply in headline terms. City sales rose about 12% year-on-year in the July–September 2026 quarter to roughly 16,670 units, while launches grew about 17%. Rental values moved up as well, by about 6% year-on-year across East Bengaluru in the first quarter of 2026 and by about 7% for the mid segment in the second. A 2 BHK in Budigere currently rents for about Rs 40,000 a month and a 3 BHK for about Rs 44,000, with Old Madras Road asking about Rs 44,400 and Rs 68,200 respectively.

This backdrop is not without caution. City inventory stood at about 79,200 units in mid-2026, close to 15 months of sales, which means new supply is currently growing faster than absorption. Competing launches are also lining up nearby, including a roughly 20-acre Brigade project on the Whitefield–Hoskote Road and a 17-acre Sumadhura development on the Whitefield–Kannamangala corridor. For a buyer, that argues for well-capitalised developers and sensible entry prices over speculative bets, the two factors that tend to hold value when a market pauses. Our team keeps that lens on every recommendation we make.

RERA

RERA

Karnataka's Real Estate Regulatory Authority (RERA) registration is the single most important document for any under-construction purchase, and for this township it has not yet been issued. The developer will announce the registration at the formal launch, and the Phase 1 sale opens formally only after that. Until then, the project runs on pre-launch registrations: buyers submit an Expression of Interest, receive the launch paperwork first, and convert to a booking once the registration is in place. No agreement for sale is signed before that point.

Several approvals sit behind the RERA number. The building plan sanction is in process, and a township of this size also requires environmental clearance from the State Environment Impact Assessment Authority (SEIAA) in Karnataka. Final carpet areas and unit plans are fixed at registration, and the home-loan panel usually comes together at the same stage, when major banks and housing finance companies pre-approve projects from A-class developers. Possession is planned from 2031 onwards; the RERA-registered date will set the binding timeline. Construction itself begins only after the launch and registration are complete.

Registration also fixes the statutory costs a buyer should budget for. Goods and Services Tax applies at 5% on under-construction homes, since every format here is priced above the Rs 45 L affordable-housing threshold. Stamp duty and registration add about 7.65% of the property value. That figure combines a 5% stamp duty, a 10% cess and a 3% surcharge on the duty in rural and panchayat limits, and a 2% registration fee that rose from 1% in August 2025. Car parking, floor-rise charges, preferred location charges, club membership and the maintenance deposit come on top of the base price.

Before signing, we suggest every buyer checks four things against the registration: the RERA number itself on the Karnataka portal, the approved building plan, the final carpet area of the chosen unit, and the cost sheet with its payment schedule. Our team walks each registered buyer through these papers as they are released, so the decision rests on registered figures rather than pre-launch estimates. That discipline matters most on a long-horizon purchase like this one, where possession sits several years away and small differences in area or charges compound over time.

Builder

Builder

My Home Group's story in real estate began in 1981, when Dr. Jupally Rameswar Rao moved into real estate in Hyderabad. Its residential arm, My Home Constructions Pvt. Ltd., was incorporated in December 1992 and its gated communities now stand across HITEC City, Gachibowli, Kokapet, Tellapur and the Financial District. Outside property, the group's interests include construction, MAHA Cement, power, transportation, education and media. It remains unlisted and wholly owned by the founding family, with Jupally Shyam Rao as Managing Director of My Home Constructions and Abhishek Kapoor as Group CEO.

Delivery at scale is the clearest measure of the group. Some 25 completed projects, roughly 36 million sft in all, sit on its record, and about 45 million sft of its own saleable area is in progress. The company reports more than 80 million sft of construction area delivered, all in Hyderabad, another 40 million sft or more under construction and over 50 million sft in planning. In September 2025 its real-estate business moved up to an AA-/Stable credit rating from A+/Positive. Grade-A offices such as Twitza, which is fully leased, add a commercial dimension to the portfolio.

Large-format, high-rise townships are the group's signature. My Home Vyoma in the Financial District holds 2,360 units across 12 towers of G+50, and My Home Grava at Neopolis rises to G+54 with an all-4 BHK mix. In Tellapur, My Home Udyan, Sayuk and Akrida each exceed 3,700 units, while My Home Ankura spreads 603 triplex villas over 75.46 acres. Delivered communities such as My Home Avatar, My Home Bhooja and My Home Jewel, with its 2,016 flats, anchor a record of completed homes that buyers in Hyderabad can visit and judge for themselves.

Recognition has followed the work, including ET NOW Best Realty Brand 2024, GRI India Awards 2024, the 10th IGBC Green Champion Awards 2023 and a CREDAI CREATE Award in 2017. IGBC Gold pre-certification covers two of its projects, My Home Apas and My Home Sayuk. A Rs 4,100 Cr commitment, announced in January 2026, takes the group into Mumbai, Bengaluru and Chennai with roughly 46.6 million sft of development potential. This township is the first My Home Group Bengaluru project, which puts the group's name squarely on how well it is delivered.

Apartments

Apartments remain the most practical way to own in a corridor like this one, and the choice of formats here is unusually broad. A single gated community offers a 1 BHK, a 2 BHK, a 2.5 BHK, two versions of the 3 BHK and a 4 BHK. Within that one address, a buyer can enter at about Rs 60 L or commit at about Rs 2.31 Cr. That breadth also helps later, at resale or when letting, because each format appeals to a different kind of occupant. For a family that grows, upgrading within the township becomes a real option rather than a move across the city.

Each size has a natural audience. The 600–750 sft 1 BHK suits first-time buyers, single professionals and investors looking for the lowest ticket into a branded township. With 1,100–1,260 sft, the 2 BHK is the format with the deepest tenant pool in the Whitefield belt. Hybrid workers will look at the 2.5 BHK, which adds a work room without the cost of a third bedroom. Growing and multi-generational families have the two 3 BHK layouts and the 2,130–2,200 sft 4 BHK, which offer space without leaving the corridor. That spread gives the township one of the widest ticket ranges of any launch on the corridor.

High-rise ownership comes with shared responsibilities and shared benefits. Every home sits in a ground-plus-twenty tower, and the developer's expected standard includes V3F high-speed lifts, CCTV at the gates, towers and lift cabins, intercom connectivity and a fire alarm, sprinkler and wet-riser system. Owners pay a one-time club membership and a maintenance deposit separately from the base price, and car parking is allotted per unit at an extra charge. Utility billing is automated and prepaid, with individual prepaid meters on a three-phase supply, and DG back-up covers the common areas while apartments receive metered back-up.

Inside, the expected finishes follow My Home Group's recent Hyderabad standard. Living areas, bedrooms and kitchens get 800 x 800 mm double-charged vitrified tiles, while balconies and bathrooms get anti-skid tiles. Kitchens also come with a granite platform and piped gas, and every bathroom has a geyser provision. That neutral base leaves room for each owner to personalise interiors. It also lets investors choose between letting a home semi-furnished or furnished, two routes with different rental yields that the investment case below sets out in detail.

Why Invest in the Township

The investment case starts with the entry price. At the pre-launch rate of about Rs 10,000–10,500 per sft, buyers pay roughly 17% less than the Budigere Cross average of Rs 12,400 and about 15% less than the Rs 12,100 average of the seven branded projects near the junction. Apartment prices at Budigere Cross averaged about Rs 12,700 per sft in September 2026, up from Rs 11,150 in December 2025, and rose about 23.2% over the year to May 2026, while land values climbed about 80%. Fresh supply around the junction averages about Rs 10,350 per sft, so the township enters at the going rate for new launches while offering far greater scale.

Scale and sponsorship strengthen that starting point. Few launches on the corridor combine 58 acres, six formats and about 70% open space, and most nearby peers sit on parcels of 4–12 acres. Large townships tend to keep their appeal at resale because the amenity base and the community itself are hard to replicate on a smaller site. The developer's AA-/Stable credit rating and 45-year record, applied to its first Bengaluru launch, add a layer of delivery confidence that matters on a 2031 possession horizon. Six formats also widen the pool of future buyers and tenants, which supports liquidity when an owner decides to sell.

Rental income adds the second leg of return. For an A-class developer, rental yield is calculated at 3.5–4% a year of the property cost for a semi-furnished apartment and 4–4.5% for a furnished one. On a Rs 1.20 Cr 2 BHK, that works out to about Rs 4.20–4.80 L a year, or Rs 35,000–40,000 a month, semi-furnished, and about Rs 4.80–5.40 L a year, or Rs 40,000–45,000 a month, furnished. Tenant demand draws on Whitefield's tech belt, Hoskote's industrial area and the Aerospace Park. A 2 BHK in Budigere already fetches about Rs 40,000 a month in rent.

We model appreciation at 8–12% a year in steady conditions, with 12–15% possible if the Hoskote metro and the Peripheral Ring Road reach their milestones on time. Between the Phase 1 release and later phases, an escalation of 7–10% is expected. Those are projections, not promises. The risks are real too: the city's inventory overhang, competing supply on the same corridor, and a possession date several years out. Early-phase entry at a below-market rate is the main buffer against all three. Our team tracks each of these factors and shares updates with registered buyers as the project moves forward.

Reviews

There are no resident reviews yet, and we will not pretend otherwise. The township is at the pre-launch stage, construction follows registration, and possession is planned from 2031 onwards, so nobody has lived here or received a home. Any rating or testimonial attached to this project today would be invented, and buyers should treat one with suspicion wherever it appears. What can be assessed honestly is the developer's track record, the response of the market around Budigere Cross, and the questions serious buyers are right to ask before committing.

The developer's reputation is the most useful guide for now. In Hyderabad, My Home Group has completed communities such as My Home Avatar, My Home Bhooja and My Home Jewel, and its larger recent projects, including Vyoma, Udyan, Sayuk and Akrida, run to thousands of homes each. Industry recognition such as ET NOW Best Realty Brand 2024 and IGBC Gold pre-certification for two of its projects points to a developer that industry bodies rate highly, and its AA-/Stable credit rating, upgraded in 2025, reflects financial standing.

Reception of the corridor has been strong. Over the year to May 2026, apartment values around Budigere Cross climbed about 23.2%, and Godrej, Brigade, Sattva, Prestige and Sobha each have projects within roughly 10 km. Close to half of Bengaluru's home sales now happen in the east. That activity shows the location has been accepted by both buyers and developers. On its own, though, it says nothing about how this particular township will be built, and those two questions should be kept apart when reading any early enthusiasm.

As the project moves through registration and construction, our team will share verified progress rather than opinion: the RERA number when issued, the approved plan, and construction updates against the registered timeline. Genuine resident feedback will follow once homes are handed over, and we will reflect it here as it comes in. Until then, the fairest way to judge the township is a site visit to Budigere Cross, a careful reading of the launch paperwork, and a conversation with our team about any concern you want answered before you commit.
